How do you build a real estate website? Listings, agents and enquiry forms for estate agencies
An estate agency's portfolio is often scattered across listing portals. This article shows how to build a real estate site that gathers your listings on your own domain and brings enquiries straight to you.
In short
- An estate agency website's job is to show your portfolio on your own domain and make sure people reach you directly.
- A good listing page has a title, price, location, rooms and floor area, a features table, real photos, agent details and an enquiry form.
- In Heyşirket the Listings feature publishes sale, rent and daily rental listings with a filtered list, mortgage calculator and enquiry form; it is in the Professional plan.
- Agent profiles and the site open on the free Starter plan; listings are not sent to listing portals automatically, nor imported from them.
- Turkish real estate trading rules require the authorisation certificate number in listings; show it on the site and in listing texts.
An estate agency's most valuable asset is its portfolio. Yet that portfolio is often spread over several listing portals. Buyers see the listing there, call from there, and sometimes find another agency instead of you. With your own site, the listing sits at your address and visitors write to you directly.
This article answers how to build a real estate website step by step. We cover which pages an estate agent website needs, how to write a good listing page, how to track enquiries and what the rules require of listings. Finally we explain setup in Heyşirket and state clearly what the system does not do.
Part 1 · Purpose Why should an estate agency have its own website?
Listing portals give visibility, but there you are one agency among hundreds. Your own site shows only your portfolio. When you share a listing on WhatsApp or social media, you give your own site's link; the visitor sees your other listings next to it.
The second gain is trust. When the office address, the agents' names and photos, the licence number and past work sit in one place, clients know who they are dealing with. The third is permanence: even if your portal subscription ends, your site and domain stay with you.
Part 2 · Pages Which pages should an estate agent website have?
| Page | What goes on it | Watch out |
|---|---|---|
| Home | Agency name, areas you cover, featured listings, search | Phone and WhatsApp on the first screen |
| Listings | Filtered listing list: status, type, rooms, price | Sold listings come down immediately |
| Listing page | Gallery, features table, location, agent, enquiry form | Real photos and current price |
| Agents | Name, photo, title, phone, area covered | A page per agent |
| Services | Sales, lettings, valuation, property management | Describe what you do concretely |
| About | Agency history, authorisation certificate number, address | Certificate number clearly shown |
| Contact | Address, map, phone, email, opening hours | How to reach the office |
| KVKK privacy notice and cookie policy | Which data forms collect and why (KVKK is Türkiye's data protection law) | Linked in the footer |
We cover the general structure of a business site in what a corporate website should look like. If you don't have a domain yet, start with how to buy a domain and pick a short domain with your agency's name.
Part 3 · Listings What makes a good property listing page?
The value of a property listing website lies in the quality of its listing pages. When visitors click a listing, they should find everything they need to decide on that page. Missing information means a phone call; wrong information means lost trust.
- A descriptive title: "Sea-view 3+1 flat for sale in Moda" rather than "Flat for sale".
- Price and currency: State the price clearly; if it is in foreign currency, say which.
- Key facts: Number of rooms, floor area, bathrooms, floor, building age.
- Highlights: Short tags such as lift, parking, gated complex, furnished.
- Photos: Real photos taken in daylight showing every room.
- Location: The neighbourhood and a map link. You don't have to give the full address.
- Agent: The name and direct phone of the agent handling the listing.
- Enquiry form: A short form where the visitor can ask about the listing.
Part 4 · Enquiries How do you track enquiries from listings?
In real estate an enquiry is an opportunity, and opportunities don't wait. Every question from a listing page's form should land in one place with the listing name, showing who called and when.
The path of a listing enquiry
The visitor asks a question
They enter their name, phone and question in the form on the listing page.
The enquiry reaches the panel
It lands on the Talepler (Requests) screen of your company panel with the listing name, and you get an email notification.
It is assigned to an agent
On the Professional plan you assign it to the listing's agent and set a reminder.
The status is updated
You track it with statuses such as called, viewing done or unreachable, and switch to board view if needed.
We cover request tracking in detail in managing site requests and on the forms and requests page.
Part 5 · Rules What do the rules require of property listings?
Businesses trading in real estate in Türkiye are subject to the Ministry of Trade's authorisation certificate scheme. Listings are expected to show the authorisation certificate number. Add it to the site footer, the about page and listing descriptions.
- Genuine listings: Don't keep a property you have no mandate for, or that has already sold, in your listings.
- Accurate prices: Don't publish an unrealistically low price to attract buyers; it counts as misleading advertising.
- Photos with permission: Don't publish interior photos without the owner's consent.
- Personal data: The owner's name and phone don't appear in the listing; store form data in line with KVKK.
Part 6 · Visibility Area pages and showing up in search
Property searches almost always include a place name: "flat to rent Moda", "office for sale Çankaya" and so on. Listing pages answer these searches one by one, but listings come and go. What lasts are pages describing the areas you work in.
Write a short page for each main area: transport, schools, shops, housing types and the general level of rents or sale prices. Link to your listings in that area at the bottom. Even when a listing ends, the page stays and presents you as an agency active in that area. Write it from your own knowledge; don't copy from other sites.
- Google Business Profile: Essential for your office to appear on the map. You open and manage it in Google's own screens; details in how to open a Google Business Profile.
- Consistent details: The office name, address and phone on the site must match the profile exactly.
- Plain titles: The page title should name the area and the transaction; don't repeat the same keyword over and over.
Part 7 · Setup How do you build a real estate website in Heyşirket?
In Heyşirket every company has one company panel and the website is one of its modules. Ready-made real estate themes come with a listing grid, areas, agents and a meeting form. The Listings feature is in the Professional plan; the site and agent profiles open on the free Starter plan.
A real estate website in five steps
Open your company panel
Start for free and choose one of the real estate themes. Sample listings come with it; you delete them later.
Add your agents
With Ekip profilleri (Team profiles), open a page for each agent with photo, title and phone.
Install the Listings feature
On the Professional plan, install İlanlar (Listings) from the Özellik mağazası (Feature store).
Enter your first listing
On the listing tab fill in the title, status (for sale, for rent, daily rental), type, price and location; on the features tab fill in rooms, floor area, bathrooms, floor, highlights, gallery and map link. Enter the agent's name and phone in the side panel.
Add it to the site and menu
Put the listing grid on the home page and the İlanlar (Listings) link in the top menu.
On the site, visitors filter listings by status, type, number of rooms and price. The listing page shows a gallery, a features table, a mortgage calculator and an enquiry form tied to the listing. Each listing gets its own address, which can also appear as a separate page in search. If you add a vehicle listing, the year, mileage, fuel and gearbox fields are used.
Step-by-step guide in the panel: Help › Feature store. Everything that comes ready for estate agencies is on the Heyşirket for estate agencies page. To appear in searches in your area, also see local SEO and what is SEO.
Part 8 · Running the agency After the site: service fee invoices
In Professional and above, pre-accounting is included with no separate subscription. After a sale or letting you issue the service fee invoice and track the payment in the same place. Whether the invoice is an e-Fatura or an e-Arşiv invoice (Türkiye's two electronic invoice types) is chosen automatically from the recipient's status; this needs an e-document provider connection. Ask your mali müşavir (certified accountant) about service fee rates and documentation.
